DataOne / Nebius AI data center, Vineland
Under construction · A phased AI data center of up to 300 MW that DataOne is building for Nebius in Vineland, on land once planned as a golf course. Also known as: Nebius New Jersey, East Vineland Industrial Park.
- Status
- Under construction · as of Aug. 18, 2026
- Location

- Status note
- The first phase is built or under construction; the planning board approved the second phase's site plan in August 2026.
- Power
- 300 MW
Up to 300 MW is Nebius's stated design capacity for the phased build; South Jersey Climate News gave about 350 MW. - Developer and team
- DataOne; NEP Real Estate of Vineland NJ Urban Renewal (site owner in 2024)
- End user
- Nebius Group (WHYY ties the site to Nebius's $17 billion contract with Microsoft)
- Utility
- Mostly on-site Bloom Energy fuel cells on natural gas from an existing South Jersey Gas pipeline, with a 1.5-million-gallon LNG tank as backup (second-phase plan)
- Water
- About 8 million gallons a year from the city supply, mainly for misting on hot days, per testimony reported by WHYY
- Incentives
- WHYY reported city leaders approved a partial tax exemption under a five-year plan; South Jersey Climate News reported DataOne said it would turn down a proposed $6.2 million city loan after public opposition
- Evidence
- Primary public records
- Size class
- 50 MW or more (tracker scope)
Updates, newest first
- Sept. 22, 2026 The DEP issued DataOne an administrative order and a $1,072,000 civil administrative penalty assessment, finding after a July 29 inspection that it had installed and operated 62 natural gas engines used to generate electricity without a preconstruction permit or operating certificate; the order allows DataOne to request a hearing. DataOne told WHYY the generators were temporary, that it disagreed with the determination and that it would apply for the permits. (New Jersey Department of Environmental Protection, Division of Air Enforcement, Sept. 22, 2026; WHYY, Sept. 22, 2026)
- Aug. 18, 2026 The Vineland Planning Board approved the second-phase site plan 8-1. (WHYY, Aug. 18, 2026)
- Aug. 12, 2026 WHYY reported the city had issued two stop-construction orders on work on the LNG tank and fuel cell units, alleging the work started before city approval; DataOne said the notices covered equipment placement under the approved site plan. (WHYY, Aug. 12, 2026)
- Aug. 5, 2026 At a six-hour planning board hearing, DataOne presented a second phase powered mainly by Bloom fuel cells, after dropping a plan for 32 gas engines and six diesel generators. (WHYY, Aug. 6, 2026)
- March 5, 2025 Nebius announced a build-to-suit New Jersey data center expandable to 300 MW, with first capacity as early as summer 2025; DCD identified the site as Vineland and the builder as DataOne. (Nebius Group N.V., March 5, 2025; DatacenterDynamics, March 6, 2025)
- July 1, 2024 The Courier-Post reported a concept for six two-story data center buildings totaling more than 2.64 million square feet in the private East Vineland industrial park, with no end user yet. (Courier-Post (via AOL), July 1, 2024)
Conflicts and open questions
- Power figure differs: up to 300 MW (Nebius design capacity; WHYY) versus about 350 MW (South Jersey Climate News); range 300-350 MW.
- Building area is not settled in the sources: 2.64 million square feet in the 2024 concept; New Jersey 101.5 later described an expansion to about 2.6 million.
- Residents have filed a class-action suit over noise, WHYY reported; its outcome was not found.
