Delta Gigasite
Creekstone Energy's master-planned AI data center and power campus on about 1,143 acres of heavy-industrial land southeast of Delta in Millard County. Also known as: Creekstone Delta Gigasite, Fibernet MercuryDelta campus, Delta AI Campus.
Who is behind it

The record, newest first
Utah News Dispatch reported the campus was under construction, with crews building the first phase of a gas connection, and described a company water-recovery technology still being tested. (Utah News Dispatch (republished by KPCW), Sept. 9, 2026)
Creekstone said it had contracted 43,000 Dth/day of firm Kern River gas transport, enough for about 220 MW of first-phase on-site generation. (Creekstone Energy (press release via Business Wire), July 23, 2026)
Creekstone announced a lease of about 13,000 acres of state trust land next to the campus for more than 1 GW of solar, with county zoning approved for the first phase. (Creekstone Energy (press release via Utah Business), April 22, 2026)
The Governor's Office of Economic Opportunity awarded Creekstone a 50% post-performance REDTIF tax credit over 20 years, citing $17.08 billion in planned capital investment and 106 new jobs. (Utah Governor's Office of Economic Opportunity, April 9, 2026)
POWER reported a December 2025 groundbreaking, a Phase 1 power goal for 2027, and nonbinding MOUs with Zeo Energy (280 MW solar-storage) and EnergySolutions (at least 2 GW nuclear). (POWER Magazine, Feb. 18, 2026)
KSL reported that Creekstone had closed a Series B round led by Trident Ridge, with Pelion Ventures participating; terms were not disclosed. (KSL.com, Nov. 13, 2025)
KSL reported the commission had approved the rezoning and, unanimously, Creekstone's conditional use permit for a 20-million-square-foot, 26-hall campus. (KSL.com (republished by Deseret News), Aug. 15, 2025)
BluSky AI signed a letter of intent for a 25-acre site with up to 50 MW of power inside the Delta Gigasite; Creekstone and BluSky later announced the agreement. (Data Center Dynamics, July 30, 2025; Creekstone Energy and BluSky AI (press release via Utah Business), Aug. 1, 2025)
Millard County noticed Fibernet MercuryDelta's request to rezone about 1,144 acres in T17S R6W, Sections 24, 25 and 36 from agricultural to Heavy Industrial, with a commission hearing set for June 3, 2025. (Millard County, May 14, 2025)
Conflicts and open questions
- Coordinates were set from the rezoning notice's legal description (T17S R6W, Sections 24, 25 and 36, eastern edge of the township, roughly 8 miles east-southeast of Delta) and the address 3999 E 4500 S; approximate.
- Location: county records (rezoning notice) and KSL place the campus southeast of Delta. Company releases and POWER describe it as adjacent to or near the Intermountain Power Project, which sits north of Delta; that is a company characterization, not a parcel location. The Tribune/Grist said Creekstone is less than a mile from Joule, but the section-based estimate puts it roughly 14-16 km north-northwest of Joule's DAQ sites. Treat the county legal description as authoritative.
- Acreage: 1,143 acres (company, July 2026; Utah News Dispatch, Sept. 2026), about 1,144 (sum of the parcels in the rezoning notice), nearly 1,200 (KSL).
- BluSky AI's 25-acre/50 MW deal is confirmed by DCD and the joint Creekstone-BluSky release; it is treated as a tenant here, not a separate campus.
- Commission vote dates for the rezone and CUP were not found in an opened county record; KSL (Aug. 2025) reported both approved, the CUP unanimously.
The full record
- Status note
- Rezoned to Heavy Industrial and granted a county conditional use permit in 2025; the state says construction began in late 2025, and Utah News Dispatch reported in September 2026 that crews were building the first phase of a gas connection. The company targets on-site power in 2027.
- Power note
- More than 1 GW of IT load across phases, per the company; counted here at 1,000 MW. Company target of more than 10 GW of generation over a decade (a 2025 release split it as 1.8 GW from IPP, 6 GW solar and 2 GW gas). The first gas block is about 220 MW backed by Kern River transport, and POWER quoted the CEO targeting more than 600 MW for Phase 1 customers in 2027. The 10 GW company target is generating capacity, not data center load.
