The record, newest first

  1. The second HPC building finished delivery of its 150 MW in two 75 MW phases (July 1 and Oct. 1, 2026), giving the campus 250 MW live; the third 150 MW building remains under construction. (Applied Digital Corporation (SEC Form 8-K, Exhibit 99.1), Oct. 7, 2026; Applied Digital Corporation (SEC Form 10-Q), Oct. 7, 2026)

  2. Ellendale's mayor described four complexes on the campus, about 2,600 construction workers at the summer peak, and expected property tax revenue of about $1.4 million for the city next year. (Valley News Live (KVLY), Sept. 24, 2026)

  3. At a Lignite Energy Council panel, Ellendale's mayor said the city's taxable value was $3.5 million at the end of 2025 and was expected to rise more than tenfold; Applied Digital projected paying over $25 million a year in ND property taxes by 2028-29. (North Dakota Monitor, Sept. 9, 2026)

  4. Applied Digital's annual report said the 180 MW Ellendale and 106 MW Jamestown hosting sites serve a single crypto-mining customer, and that the company owns its Polaris Forge data centers and the North Dakota land under them. (Applied Digital Corporation (SEC Form 10-K), July 29, 2026)

  5. Applied Digital declared the first 50 MW phase of the first 100 MW HPC building ready for service for CoreWeave. (Applied Digital Corporation (GlobeNewswire), Oct. 27, 2025)

  6. A third CoreWeave lease added 150 MW for a fourth building, bringing contracted capacity at the campus to 400 MW. (Applied Digital Corporation (SEC Form 10-Q), April 8, 2026)

  7. The Grand Forks Herald reported the CoreWeave deal for two buildings at about $7 billion over 15 years and said the campus had recently been annexed into Ellendale, moving its taxes from the township to the city. (Grand Forks Herald / InForum (Forum News Service), June 7, 2025)

  8. Two Applied Digital subsidiaries signed leases with CoreWeave for 250 MW at Polaris Forge 1 (a 100 MW and a 150 MW building). (Applied Digital Corporation (SEC Form 10-Q), April 8, 2026)

  9. At a Dickey County planning meeting, company representatives said ten buildings were operating, a 380,000 sq ft building was under construction and dirt work had started on two more buildings of about 900,000 sq ft each. (Dickey County Commission, March 27, 2025)

  11. Applied Digital broke ground on a 100 MW (80 MW IT) HPC building immediately north of the existing Ellendale hosting site, with Century Builders of Fargo as general contractor. (The Jamestown Sun, Nov. 3, 2023)

  12. The ND Public Service Commission unanimously approved Montana-Dakota Utilities' electric service agreement to serve the 180 MW Ellendale load, with power bought from the MISO market and part of the revenue credited to ND customers. (MDU Resources Group, June 6, 2023)

  13. Applied Digital said it had energized a 180 MW hosting facility at Ellendale six months after breaking ground, with Marathon Digital taking additional capacity there. (Applied Digital Corporation (SEC exhibit), March 7, 2023)

Conflicts and open questions

  • Coordinates approximate, placed about 1 to 2 miles west of Ellendale as reported (Jamestown Sun 2023; Valley News Live 2026); not a parcel address.
  • ELN-01 hosting facility and the Polaris Forge 1 HPC buildings are treated as one campus because they are adjacent and reported as one site. The 2023 10-K said APLD ELN-01 owned 40 acres there; total campus acreage was not found.
  • Crypto-mining (bitcoin) hosting is part of this campus.
  • Ellendale's taxable value was $3.5 million at the end of 2025; the mayor expects about $1.4 million in city property tax revenue next year (ND Monitor; Valley News Live, Sept. 2026).
  • The annexation ordinance itself was not opened; annexation in early 2025 rests on North Dakota Monitor (Sept. 2026) and the Grand Forks Herald (June 2025).
  • Local concerns reported: truck traffic, worker influx, noise from the air-cooled mining facility (sound barriers built) and water hauled for initial cooling fill.

The full record

Status note
The first 100 MW HPC building began operating in October 2025 and the second (150 MW) was fully delivered Oct. 1, 2026; a third 150 MW building is under construction for 2027, and the 180 MW crypto-mining hosting facility on the same campus runs at full capacity.
Power note
400 MW is the critical IT load leased to CoreWeave across three HPC buildings (100 + 150 + 150 MW). The adjacent ELN-01 crypto-mining hosting facility adds 180 MW of utility load. The company says the campus is designed to grow to about 1 GW. The Grand Forks Herald (June 2025) cited 250 MW of IT plus 82 MW for cooling and other operations for the first two HPC buildings.
