Updates, newest first

  1. May 18, 2026 County-approved development plans allow up to seven buildings on RIC5 and up to 10 on RIC4, and QTS applied to DEQ to permit 370 more diesel emergency generators. (Richmond BizSense, May 18, 2026)
  2. July 1, 2024 Hourigan bought 400 acres of the RIC5 site for $58 million and sold them the same day to QTS for about $118.8 million. (Richmond BizSense, July 23, 2024)
  3. May 2024 Henrico approved Hourigan's rezoning of the 622-acre RIC5 assemblage for uses including data centers. (The Richmonder, April 6, 2025; Richmond BizSense, May 18, 2026)
  4. April 2024 QTS bought the 478-acre RIC4 site from Henrico's Economic Development Authority for $43.8 million, weeks before the RIC5 site was rezoned. (Richmond BizSense, May 18, 2026)
  5. Dec. 2023 QTS bought 220 acres of the RIC5 site for $17.3 million. (Richmond BizSense, July 23, 2024)

Conflicts and open questions

  • Most planned buildings are about 350,000 to 593,000 sq ft; the largest, on RIC5, is nearly 1.2 million sq ft. The 8 million sq ft figure is for the whole QTS Henrico campus, including about 3 million sq ft already built.
  • RIC5 was the last major data center rezoning Henrico approved before the county ended by-right data centers in 2025.
  • Richmond BizSense revised its story on June 12, 2026 with figures from Henrico and QTS.
