T5 ATL IV campus (Palmetto/Fairburn)
A T5 Data Centers campus planned on 91 acres near Palmetto that the company says can grow to 300 MW; an earlier 2024 Fairburn filing along Gullatt Road was withdrawn. Also known as: T5@Atlanta IV.
Who is behind it
The record, newest first
T5 announced it had acquired a 91-acre Palmetto site zoned for data center use, scalable to 300 MW, with an on-site substation expected in 2026. (PR Newswire (T5 Data Centers), Aug. 28, 2024)
The Fairburn regional-impact filing (DRI 4222) was withdrawn, according to the state DRI record. (Georgia Department of Community Affairs, Oct. 30, 2026)
T5 filed a regional-impact application for two two-story buildings of about 495,000 sq ft off I-85 and Gullatt Road at Fairburn's southern edge. (Bisnow, June 12, 2024; The Atlanta Journal-Constitution, June 14, 2024; Georgia Department of Community Affairs, Oct. 30, 2026)
Conflicts and open questions
- Opened records do not state outright that the 91-acre Palmetto tract and the Gullatt Road Fairburn filing are the same parcel; DatacenterDynamics coverage (undated on fetch) describes a later ATL IV regional-impact filing on Gullatt Road for three buildings and up to 1.32 million sq ft, but it was not cited because no publication date could be read.
- No tenant is named. Microsoft's Palmetto project is tracked separately as microsoft-east-us-3.
