Who is behind it
The record, newest first
Trade press reported a roughly $1.3 billion mezzanine loan that completed a $16 billion financing for phase one, with Google guaranteeing the senior debt and Anthropic reported as the primary tenant. (The Next Web, Aug. 20, 2026; W.Media, Aug. 20, 2026)
A second building of the same size and cost (Apex HB2) was registered, with work listed from June 2026 to January 2028. (Texas Department of Licensing and Regulation, June 25, 2026)
Nexus Data Centers Hubbard LLC registered its first building (Apex DFW HB1, about 491,000 sq ft, $400 million) with the state licensing agency, listing a January 2026 start and October 2027 finish. (Texas Department of Licensing and Regulation, June 11, 2026)
Hill County adopted a one-year moratorium on new data centers that exempts projects already under construction; the Nexus site near Hubbard was described as already being built. (The Lakelander, May 21, 2026)
The county judge announced that Nexus had left abatement negotiations and would not ask the county for a tax break; the project continued, and the company had reported buying about 3,000 acres. (KXXV, April 7, 2026; The Lakelander, April 17, 2026)
After a public hearing, Hill County commissioners approved a reinvestment zone for the Nexus site, a first step toward any abatement; the plan was described as four 400,000 sq ft data center buildings plus a power plant that has TCEQ permits. (The Lakelander, Feb. 19, 2026)
Conflicts and open questions
- Acreage differs by source: about 2,000 acres (The Lakelander), 2,900 acres (trade press on the financing), and about 3,000 acres (KXXV, citing what Nexus told the county).
- Anthropic as tenant and Google's guarantee come from reporting attributed to Bloomberg and unnamed sources, not from a company statement we opened.
- No record we opened links this campus to Project Aquila (RCM Hill LLC), the separate Hill County land deal behind the moratorium lawsuit.
- Gas plant generating capacity was not stated in sources we opened.
