Renaissance Technology Park (Amazon IAD-500/501)
A roughly 60-acre former warehouse park near Dulles Airport that Starwood is converting into four data center buildings leased to Amazon. Also known as: IAD-500, IAD-501.
Who is behind it
The record, newest first
A county planner's letter, posted Dec. 15, found the former church parcel suitable for a data center; Starwood's consultant had filed a DEQ air permit application in November, and the plan calls for buildings of 60 MW and 32 MW on Towerview Road. (FFXnow, Dec. 16, 2025)
County staff approved a site plan for two buildings on the former church parcel inside the park. (FFXnow, Dec. 16, 2025)
Virginia DEQ issued Amazon Data Services a permit for 74 generator sets at the IAD-500 and IAD-501 campus (registration 74300). (Virginia Department of Environmental Quality, March 12, 2025)
Reporting, first by the Washington Business Journal, identified Amazon as the operator; Amazon Data Services had sought DEQ air permits and county building permits. (FFXnow, Sept. 27, 2024)
A site plan was filed for the first phase: a three-story data center, a 6-acre substation and support buildings. (FFXnow, Sept. 27, 2024)
A Starwood affiliate bought the adjoining former Word of Grace Christian Church property, which includes former NFL practice fields, for $25 million (its size is reported as about 8 or about 30 acres). (FFXnow, Dec. 16, 2025; Commercial Observer, Dec. 3, 2025)
Fairfax supervisors approved a special exception for Starwood's plan to replace the park's warehouses with four data center buildings totaling 2.1 million sq ft. (FFXnow, Sept. 27, 2024)
Conflicts and open questions
- The former church parcel (13832 Redskin Drive; buildings at 2850 and 2860 Towerview Road) is treated as an expansion of this campus because it is surrounded by the park and has the same owner; whether Amazon will use those buildings was unclear in December 2025 reporting.
- Acreage of the original park is reported as nearly 60 acres; the church parcel is reported as about 8 acres (Commercial Observer) or about 30 acres (FFXnow).
- Fairfax County adopted new data center zoning rules on Sept. 10, 2024, after this project's 2022 approval.
