5C MEM01 (former Fred's headquarters)
An AI computing campus inside the former Fred's headquarters in southeast Memphis, in use and expanding, with a $575 million permit application filed in October 2026. Also known as: MEM01, 5C Memphis campus, 4300 Getwell Road.
Who is behind it
The record, newest first
5C's undated list of its sites showed Memphis with 20 MW for 2026, marked fully committed. (5C, undated)
Data Center Frontier said MEM01 is already operating and reported about 200,000 square feet in use as of September 2026, citing the Daily Memphian. (Data Center Frontier, Oct. 19, 2026)
An application, not an issued permit, was filed for a $575 million commercial alteration covering about 504,000 square feet, the largest phase proposed at the site. (Data Center Frontier, Oct. 19, 2026)
MLGW's CEO told the Memphis City Council that two companies plan significant data centers and that several approvals would be needed before a large one could connect; Data Center Frontier reports about 9 MW more approved for 5C for 2026 and a possible 50 MW still under study. (The Daily Memphian, Sept. 1, 2026; Data Center Frontier, Oct. 19, 2026)
The Daily Memphian reported that the Getwell Rd. project is being developed without a tax freeze through EDGE. (The Daily Memphian, Sept. 1, 2026)
5C announced $605 million in new debt led by Brookfield, partly to buy and build the Memphis campus; it gave no Memphis amount. (5C, Aug. 10, 2026)
FOX13 found property records showing 5C MEM01 LLC bought the 4300 Getwell Rd. site for $25 million; Data Center Frontier names Olymbec USA as the seller. (FOX13 Memphis, June 10, 2026; Data Center Frontier, Oct. 19, 2026)
EDGE documents showed 5C asking for a 15-year PILOT with 15 new jobs averaging $103,400; the board meeting was canceled and the request did not come back on an agenda. (The Daily Memphian, Nov. 17, 2025; Data Center Frontier, Oct. 19, 2026; FOX13 Memphis, June 10, 2026)
5C was reported as planning to take over the former Fred's headquarters for a data center of more than $500 million, with more than 250 direct and indirect jobs; DCD reported that plans had gone to Shelby County for a first phase of 15 MW. (WMC Action News 5, May 8, 2025; Data Center Dynamics, undated)
Conflicts and open questions
- Building size differs by source: 965,000 sq ft (DCD), about 1 million (FOX13, from the EDGE application), 1.1 million (Data Center Frontier). Acres: 59 (DCD), about 58 (Data Center Frontier).
- Early plans reported by DCD named a first phase of 15 MW of IT load; Data Center Frontier reports the April 2025 permit covered 2.5 MW.
- Memphis passed a 135-day pause on new data centers on Oct. 20, 2026, per CBS News. The coverage opened does not say how it treats existing sites or later phases here; CBS says only that the rejected one-year version would not have stopped existing operations. WSMV reports the council also passed a regulations ordinance with requirements for expanding existing data centers.
- All three Daily Memphian items are paywalled; only their open excerpts were read. Details credited to them through Data Center Frontier were not read at the source.
- The fuel-cell supplier, size and fuel are not public, according to Data Center Frontier.
- Coordinates are approximate, from the reported address.
The full record
- Status note
- Data Center Frontier says MEM01 is already operating, with operations in about 200,000 square feet of the building, but not how much computing load is live. More phases are permitted or in review, and 5C's undated list marks its 2026 capacity fully committed.
- Power note
- 5C lists 20 MW for 2026, 64 MW for 2027 and 35 MW for 2029 and later, and Data Center Frontier says the list does not show whether those are added or cumulative. An executive told the Daily Memphian, as cited by Data Center Frontier, that available power would go from about 20 MW to 84 MW over six months, using fuel cells for the increase. DCD earlier reported 20 MW rising to 60 MW; FOX13 reported plans for 35 MW.
