STACK Infrastructure campus, Berry Hill megasite
STACK plans a campus of 21 buildings over 15 years on about 2,990 of the Berry Hill megasite's roughly 3,500 acres, at up to 3,000 MW and about $100 billion. The joint permit application describes it as the largest data center project on record with the state's economic development agency. Also known as: Southern Virginia Megasite at Berry Hill, SAC III Acquisition Co..
Who is behind it
The record, newest first
A joint state and federal permit application filed in October describes 21 data center buildings over 15 years, up to 3,000 MW and up to 7 million gallons of water a day. STACK expects a permit decision by March 2027. (WDBJ, Oct. 26, 2026)
The RIFA chairman said the first building should be operating about a year later, with AEP power and closed-loop cooling. (WSET, July 27, 2026)
The Danville-Pittsylvania Regional Industrial Facilities Authority unanimously approved the local performance agreement with STACK, raising the commitment to $100 billion and 2,500 jobs. The authority had approved the sale of 2,990 acres in March. (Cardinal News, May 19, 2026)
An entity sharing an address with STACK agreed to buy roughly 3,000 acres, nearly all remaining land at the megasite. Local officials described a possible $73 billion investment and about 2,050 jobs and noted the land was already zoned for data centers. (WSLS 10, March 11, 2026)
Conflicts and open questions
- Investment and jobs grew between the initial and final agreements: $73B to $100B and 2,050 to 2,500 jobs (Cardinal News). WDBJ reports more than 2,000 jobs.
- Acreage: RIFA approved the sale of 2,990 acres (Cardinal News). WDBJ says STACK would lease 3,000 of more than 3,500 acres, and WSLS reports a purchase of roughly 3,000 acres. Whether the deal is a lease or a sale should be checked against RIFA documents.
- This project is separate from the withdrawn Balico proposal (balico-pittsylvania) at a different site.
- Coordinates are approximate, placed at the Berry Hill megasite area west of Danville.
- Evidence is marked reported because no RIFA, VEDP or DEQ document was opened. RIFA minutes or the joint permit application would upgrade it to record.
The full record
- Status note
- The site was already zoned for data centers, and RIFA approved both the land sale (March 2026) and the performance agreement (May 2026). In October 2026 STACK filed a joint state and federal permit application and expects a decision by March 2027. A RIFA official has said the first building could be running around mid-2027.
- Power note
- Up to 3,000 MW at full buildout, which county economic development officials called a ceiling rather than a guaranteed load.
- Evidence
- News reports; primary records not yet obtained
- Size class
- 50 MW or more (tracker scope)
