Who is behind it
The record, newest first
Bisnow, crediting the Phoenix Business Journal, reported that Compass bought the 120-acre site from Dermody Properties for $79.3 million. (Bisnow, June 10, 2024; Data Center Dynamics, June 2024)
The El Mirage P&Z Commission voted 4-0 to extend the site plan. (City of El Mirage Planning and Zoning Commission, Jan. 9, 2024)
Compass asked the city to extend the PHX II site plan approval. Its letter describes three buildings and an APS substation and microgrid still being designed. (City of El Mirage Planning and Zoning Commission, Dec. 18, 2023)
El Mirage's Planning and Zoning Commission voted 4-0 to recommend a data center site plan on 121 acres at El Mirage Rd. and Peoria Ave. Compass presented and described waterless cooling. (City of El Mirage Planning and Zoning Commission, Feb. 14, 2023)
Conflicts and open questions
- Records differ on the corner: southwest corner (Feb 2023 minutes, DCD) vs northeast corner (the Compass extension letter). The Jan 2024 minutes use both southwest and southeast.
- Square footage: more than 600,000 sq ft (Bisnow) or 208,000 sq ft per building (DCD). No campus total is stated in a record.
- In Feb 2023 the developer expected the first building to be occupied by February 2024. That did not happen on that schedule as far as public records show.
- This is a separate campus from Compass's Phoenix I campus in Goodyear (Bullard Ave. and Yuma Rd.), which is not tracked here.
