QTS Phoenix 3 (PHX 3)
QTS plans a 16-building data center campus of about 3 million square feet north of Camelback Road along Cotton Lane in Glendale. It sits on land QTS bought in 2022 and is planned at roughly 750 MW of critical capacity. Also known as: QTS PHX 3.
Who is behind it
The record, newest first
QTS's Phoenix 3 campus page lists five data center addresses (DC1, DC2, DC9, DC13, DC14) on W. Camelback Rd. and mentions a water-free cooling design. (QTS Data Centers, May 13, 2026)
Trade press reported the PHX 3 plans filed with Glendale: 16 buildings of about 180,000 sq ft each, built in pairs, with a 29-acre substation. (AZBEX, May 24, 2024; Commercial Property Executive, May 24, 2024)
QTS bought the roughly 375-acre site from First Industrial Realty Trust for about $255.3 million. (Commercial Property Executive, May 24, 2024)
Conflicts and open questions
- Reported acreage differs: 375 acres (Commercial Property Executive), 391 acres (AZBEX), and about 400 acres (DCD, 2023).
- QTS's page names Glendale as the city, but its building addresses use Litchfield Park, AZ 85340.
- The lead's building list (DC1-DC16) is longer than QTS's public page, which shows five buildings. Building count is not used.
- Seller of the Glendale land is reported differently: First Industrial Realty Trust (Commercial Property Executive) vs Merit Partners (DCD, 2023).
The full record
- Status note
- Plans were filed with Glendale in early 2023, and May 2024 reports gave no development timetable. QTS's campus page (last modified May 2026) lists five building addresses on W. Camelback Rd. but does not say any building is built or under construction. I found no Glendale approval record.
- Power note
- Reported as more than 750 MW of critical power (Commercial Property Executive) and 750 MW planned capacity (AZBEX), from the plans QTS filed with Glendale.
- Evidence
- Primary public records
- Size class
- 50 MW or more (tracker scope)
