Heartland Industrial Park data center campus
Potentia's 1,000-acre industrial park near the Merom coal plant is the site of a seven-building, $65 billion data center plan, and a $5.7 billion note sale for 430 MW at New Lebanon, led by a Fluidstack and Coatue-related venture with a Google lease guarantee, appears tied to it. Also known as: Fluidstack New Lebanon campus, Meridian Arc.
Who is behind it
Meridian Arc HoldCo (Fluidstack and a Coatue-related company), for the financed 430 MW site
The record, newest first
New Project Media reports that a Fluidstack and Coatue-related venture sold $5.7 billion in notes for 430 MW on about 140 acres at New Lebanon, with Google guaranteeing Fluidstack's lease and the first 65 MW hall due in July 2027. (New Project Media, May 12, 2026; Data Center Dynamics, undated)
Building trades unions say in a press release that no project labor agreement is final and that out-of-state contractors won early work. (IUOE Local 841 (union press release), May 7, 2026)
Potentia's law firm announces the closing of the development, saying tenants and partners expect to invest about $65 billion by 2030 with no tax abatements. (Mintz, April 30, 2026)
WIBC reports, citing Potentia's website, that site preparation and infrastructure work are underway. (WIBC, April 9, 2026)
Residents question commissioners about the project at a county meeting; commissioners say the county has no zoning. (WTWO/WAWV, April 6, 2026; Sullivan Times (Vincennes Sun-Commercial), April 3, 2026)
Sullivan County commissioners sign road use and community enhancement agreements with Heartland, and county officials say a data center is coming to the park. (Sullivan Times (Vincennes Sun-Commercial), April 3, 2026; WTWO/WAWV, March 31, 2026; IUOE Local 841 (union press release), May 7, 2026)
Conflicts and open questions
- Link between the financing and the park is not settled: New Project Media says the financing appears to sit on top of Potentia's Heartland project and that Potentia's continued role was not clear; Data Center Dynamics says it is unclear whether this is the tenant Potentia meant. They are kept as one campus here until a record separates them.
- A union release calls Google the reported end user; a county commissioner said two end users would be named later. End user left blank.
- The union complaints are the unions' claims. No finding on the merits.
- Data Center Dynamics' Coatue report shows no date on the copy opened.
The full record
- Status note
- Status rests on early site work only, as described by the developer and by unions: the Sullivan Times said on April 3 that no groundbreaking was set and a land deal had to close first, WIBC on April 9 relayed Potentia's statement that site preparation was underway, and a May 7 union release said grading had begun. No record of a building start was opened.
- Power note
- 2.1 GW is Potentia's stated capacity for the Heartland site, as relayed by New Project Media and Data Center Dynamics. Neither says how much is data center load, and neither describes it as on-site generation; the nearby Merom plant is counted separately (1 GW of coal, per Data Center Dynamics). Potentia's own page could not be opened. The only financed load is two buildings with 430 MW of critical IT (245 MW and 185 MW) on about 140 acres.
